My unique qualification as an Accredited Buyer’s Representative (ABR®), means I have specialized training and a proven track record as a top-producing agent, serving buyers with an exceptional home-buying journey. A buyer representation agreement is a professional standard that sets clear expectations for our working relationship. It outlines my obligations to you as my client and ensures I can fully commit my resources and expertise to find the best property for you.

In your transaction, especially a complex transaction, my role is to protect your interests and guide you through any challenges that may arise. With over 27+ years of full-time experience in real estate, no two transactions are alike. Each presents its own unique set of circumstances and potential hurdles. I am here to navigate these complexities.


Zestimates are not an accurate value of a home.

My duties are not limited to but include, setting up listing alerts in a client portal, finding the property that matches at least 85% of your criteria, scheduling showings, providing access to off-market, coming soon and pocket listings, analyzing the home you identify to ensure fair pricing, analyzing trends, creating a purchase strategy, structuring competitive offers, negotiating (I am also a certified negotiator), coordinator and oversee all aspects of the buying process.



Third-party real estate sites are NOT real-time sites. Go directly to the source of the people inputting listings on the MLS, the real estate agents. I know of the new listings, coming soon, and off-market listings. By the time some of these listings hit a 3rd party site, they are already under contract. If you want to win the home, I am in your corner. 3rd party sites do not know the nuances of inspection issues, termite tenting, mold, radon, or other issues. Partner with me, a professional, in all facets of real estate.



I coordinate all paperwork, deadlines for earnest money, inspections, title, lenders, attorneys, and appraisers, and keep the lines of communication with other agents professional, kind, and smooth. There are a lot of legal forms in a real estate transaction and my expertise and understanding of the contracts will assist you in reducing the risk of costly mistakes you might have made with our representation. My services are designed to save you time, reduce stress, and help you make well-informed decisions.

My commission rate is competitive and reflects the quality and breadth of services I provide. If we decide to work together, the commission amount will be clearly detailed in the buyer representation agreement, ensuring transparency and understanding of our commitment to each other. 

My commission can at times be offset by an offer of cooperative compensation provided by the seller’s broker. 

If the seller’s broker’s offer does not fully cover my fee, we have several options:

-You can pay the difference

-We can ask the seller to cover it

-We can work out a combined approach 

I will share details on all properties that meet your criteria, regardless of cooperative compensation offers, and I will tell you if the offer does not cover my fee so you can factor that into your decisions.
